Gwendoline, when you use WISH about something that has already happened, you have to use the past perfect because you’re going back to a time BEFORE it happened and making a wish. When you use it about something that hasn’t happened, you use the conditional. “I wish he had bought that house” -but- “I wish he would buy that house.”
